We offer comprehensive Architectural Services, with a focus on personal and stream-lined communication, which are key factors for a project’s success. Provided below is a brief description of the Architectural Services offered:

Schematic Design Phase:
As one of the first steps in the design process, Schematic Design is a presentation of preliminary design sketches that illustrate design options that synthesize the Owner’s program and the architectural style of the building while also taking best advantage of each amenity of the property – such as landscape views and natural light. These drawings offer a basic understanding of the Site, the Floor Plans and the Building Elevations.

Design Development Phase:
This next phase in the design process is to take the approved Schematic Design and to further develop the design and details. This is where we also input the design drawings onto the computer. Additional preliminary drawings and information may be provided such as: Building Sections; Interior Elevations; and details and finish selections.

Contract Document Phase:
The CD Phase is the most comprehensive phase of drawing development, whereas these drawings when completed are submitted to the General Contractor for pricing, construction and to obtain a Building Permit. In addition to the drawings listed in previous phases, there are often additional documents included such as: Electrical Plans, required details, Specifications and Schedules. Basic coordination with Engineers shall be included.

Bidding and Negotiation Phase:
During this Phase, the Architect shall coordinate the General Contractor and Owner interviews, answer questions raised by the GCs, issue Addenda (as required) and review and analyze bids received. The Architect shall then provide a Bid Analysis for review and discussion with the Owners.

Construction Observation/ Administration Phase:
This Phase is to observe that work is proceeding in accordance with the Contract Documents. As with many Owners who may live part-time off island, it may be reassuring to know that we are available to keep the Owner up to date on the progress of construction. Here are a few of the CO/A services that we provide throughout the duration of construction: conduct regular site visits to observe progress and answer GC questions; provide the Owner with Field Reports and progress photos; review samples/ submittals submitted by the GC; to review General Contractor Payment Requests and finally conduct a Final walk-thru for Project Closeout.
